Foreign buyers at The Berkley
Foreigners join The Berkley through the same long-term lease as Vietnamese buyers, but with an all-in price structure and some specific payment conditions. This page summarises what to prepare.
Structure: a long-term lease at an all-in price
Foreign buyers sign the same long-term lease to 31 December 2075 as Vietnamese buyers. The foreign-buyer price, from VND 16.47 billion (VND 178–282 million per m² of floor area), is an all-in total including VAT and the 2% maintenance fund. The foreign-buyer payment schedule ends at instalment 10 (100% of the lease price), with no payments at SPA conversion.
The 4% discount for paying instalment 1 on time applies as for Vietnamese buyers (sales policy of 18 June 2026; not re-confirmed as of 30 September 2026).
Pay from a Vietnam account in your own name
- Foreign buyers must pay through an account opened in Vietnam in their own name (the developer’s bank notice of 6 March 2026).
- All payments are in VND, by transfer through credit institutions in Vietnam, and only from the lessee’s own account (Clause 3 and Clause 10.2f of the draft).
- There is no escrow account; funds go directly to the developer’s accounts.
Bilingual contract
The contract is made in Vietnamese. Where the lessee is a foreigner or overseas Vietnamese, two English counterparts can be prepared on request; if the versions differ, the Vietnamese text prevails (Clause 16.2 of the draft).
Converting to ownership later
The right to convert into a sale-purchase agreement (Clause 14.8) can only be exercised if the lessee meets the conditions to buy and own housing in Vietnam under the law at that time. The foreign-ownership allocation for this project has not been published.
If you do not convert when the developer serves notice, the lease ends and lease payments are refunded pro rata for the remaining term — see the Legal status & timeline page.
Letting the residence
The draft allows the lessee to sublet the unit in accordance with the law, and the developer describes the building as permitting short-stay operation. The sales materials give an illustrative example for a VND 25 billion unit: about VND 50 million a month on a long-term let, or about VND 85 million a month from short stays at 80% occupancy (indicative). These are illustrations, not an income commitment from the developer or from us.
